Mr. Howell began his real estate
career as a partner in a building systems company in 1962, applying his
engineering education background to the construction of prefabricated wall
sections for multifamily housing. As time progressed, he became more
involved in the overall development and construction of apartment buildings.
He also became involved with management of various apartment
buildings and continues to manage buildings Ash, Inc. has built and
retained.
Moving on in 1969, he became Vice President of Forward Planning
for Larwin Multihousing, Inc. He supervised a staff of seven that
was responsible for the successful completion of over 4000 apartment units in
California during the next two years. Both FHA and conventionally
financed rental apartments and for sale 4-plex apartment projects were included.
In 1972, he began his own operations as a condominium conversion
specialist (converting apartment buildings into for sale condominiums.)
Once underway, he was joined by his brother whose expertise lies in
acquisition, design, marketing and financing of condominium conversions as well
as new construction projects. Together they formed Oak Bay Company
to handle the various aspects of the condominium conversion business; their
first four projects were highly successful condominium conversions.
In
1977, Mr. Howell incorporated Ash, Inc. to handle construction of new projects
being developed by Oak Bay Company. Mr. Howell is the Responsible Managing
Officer (RMO) for Ash, Inc.’s construction licenses in California and
Washington. In the 1980’s Ash, Inc. built numerous apartment
buildings for sale to others. In 1987 Ash, Inc. built the 112 unit,
Senior Citizen, Ashlee Manor Apartments which Mr. Howell has retained.
He has managed this low income Senior apartment complex in Simi
Valley, California since inception. Due in part to careful
management, the Ashlee Manor complex has enjoyed a 98% to 99’% occupancy since
it’s opening. Ash, Inc. also built La Habra Manor, an assisted
living facility for Senior Citizens, in La Habra, California. The
management of these two facilities has given Mr. Howell substantial
experience in low income rental management and Senior living management
techniques.
Mr. Howell has developed numerous tracts of land for single
family subdivisions and condominiums both in California and Washington state.
Most recently he has been involved in the development of Wildwood
Self Storage, a four acre mini-storage facility. The development of
this project included a parcel map dividing additional acreage into commercially
zoned parcels. This project also included an area set aside for
archeological study of Indian artifacts found on the site.
